The question is, are you going to be better off using it than not? Like all good investments it's about having a process that removes risk. If the AI can remove even a little bit of risk, because it's such a large investment it is worth doing. We believe our analysis can help remove a lot of risk! You're putting one million dollars to work buying a home. For $149 you can get a pretty good idea if your million dollars is going to a good place. We use the best of commercially available AI technology and keep a close eye on improvements that we can bring to our service. These technologies are getting better every day. AI is only going to get more reliable. We've worked with this technology for over 5 years and are familiar with the key limitations. We use our experience to design and engineer our products to minimise the impact of these limitations.
We strongly believe this is a bad idea. Getting a LIM report, building inspection, legal review, property valuation, and other diligence services in your name affords you extra protections. It is also likely to get information we may miss. If no one has gone onto the roof in 100 years and there is nothing written down about the quality then we can't tell you much about it. A builder who climbs up or sends a drone to inspect can find issues that might not have been otherwise discoverable. This same dynamic exists with all other professional providers that help you remove risk (like lawyers and property valuers). Our product is designed to help you identify which properties you want to pay for the more expensive checks on.
We are technology experts. We started building property expertise by interviewing +50 property investors. Long story short if you earn more than $25 per hour you are financially better off when you just look at the amount of time saved. Let alone the money saved from not buying a bad property. If you have been able to get together a home deposit of ~$100,000 over 5 years as a couple ($10,000 each per year) that means you've been able to save ~$200 a week per person. If you are saving 20% of your income to meet that savings goal then your income would be ~$65,000 per year or ~$25/hour. To do the same level of checks as our best value product, the $99/property analysis, it initially took us ~5 hours per property (even when we used AI). 5 hours x $25 = $125. So if you invest in our product, we do more high quality checks faster than you could manually AND you save $25.
This is a common problem, especially among first home buyers focused on saving up that deposit. The bank only gives you the loan once you buy the property. You only buy the property if it is good and you have a big deposit. To see if the property is good you have to pay for the checks upfront. Paying upfront often means dipping into your deposit. If you don't get the property you have to do more inspections. That dips further into the deposit. Which is a vicious cycle taking you further away from getting the bank loan!
