Shire is an AI property analysis platform for New Zealand buyers. Add a property and Shire researches it automatically; upload your documents — LIM, building report, title, sale & purchase agreement — and it extracts the facts, surfaces the red flags, and answers your questions with citations back to the exact page.
What documents can Shire analyse?
LIM reports, pre-purchase building inspection reports, records of title, sale & purchase agreements, valuations, and body corporate documents. Shire reads them together, so risks that only show up across documents — like renovations in your building report with no matching consent in your LIM — get connected.
How much does it cost?
You get $20 of credits free on signup — enough for a full property's documents. After that it's pay-as-you-go: $0.99 per document plus 9c per page (a typical 100-page LIM is about $10), and chat is billed by usage at a few cents a question. Property research when you add an address is always free. No subscription.
How is Shire different from homes.co.nz or OneRoof?
Those are property data and valuation sites — useful for estimates and sales history. Shire analyses the documents you've been given about a specific property. A valuation can't tell you the LIM shows a consent that was never signed off; Shire can.
